3. S2 Main St vs Wall St

As part of Subto community, you know the real estate game—flipping for quick profits, managing rentals for cash flow, or using Subto to acquire properrties with less upfront cash. But are those long hours getting you closer to true time freedom? Today, I want to share a story about an investor who found a better way through syndications.

Meet Tom, a mastermind member who was crushing it with flips and Subto rentals. He loved the low upfront costs of Subto deals but was burned out by the grind—chasing contractors, dealing with tenant complaints, and juggling mortgage payments. As a beginner in our group, he felt trapped in the cycle of active management, far from financial independence.

Tom came to us curious about syndications. We introduced him to a deal in a $15 million multifamily property. By investing passively, he leveraged the sponsor’s expertise to earn steady cash flow without managing tenants or repairs. As Passive Real Estate Investing 101 highlights, syndications diversify risk across multiple tenants and markets, unlike single-family rentals or Subto deals that rely on one tenant (page 10). Tom now enjoys monthly distributions and more time for his family.

Key Tip: for All Investors: Vet your syndication sponsor thoroughly. A background check ensures they have a track record of success, protecting your capital (eBook, Rule #23, page 12).

Here is a FREE White Paper: A Checklist for Vetting Syndication Sponsors to help you evaluate opportunities with confidence.
